Thailand’s data center market is gaining investor attention as favorable investment conditions and infrastructure development support new capacity additions. Bangkok remains the country’s dominant data center hub, accounting for more than 850,000 sq. ft. of the 1.20 million sq. ft. total white floor area as of September 2025. At the same time, relatively lower land costs of $100–$150 per sq. ft., foreign ownership flexibility, and government-led infrastructure development in the Eastern Economic Corridor (EEC) are improving the attractiveness of new projects. These factors are reflected in the market’s development pipeline, with around 6.94 million sq. ft. of additional white floor area expected between 2026 and 2031, largely driven by colocation and hyperscale operators. The size of this pipeline indicates that Thailand is moving beyond its existing Bangkok concentration toward a broader phase of data center expansion.


Thailand’s 2037 Renewable Target Adds a New Advantage for Data Center Growth

Thailand is entering a pivotal phase of power capacity expansion, positioning itself as one of the most dynamic data center markets in Southeast Asia. Industrial electricity prices of $0.09–$0.12/kWh in 2025 give Thailand a relatively competitive power-cost position, while the government’s planned Direct PPA framework for data centers could provide operators with greater access to renewable electricity. The updated Power Development Plan also targets at least 50% renewable energy by 2037, alongside improvements in energy security and power-sector emissions. For data center developers, the combination of competitive electricity costs, expanding power capacity, and greater access to renewable energy strengthens Thailand’s proposition for new capacity and large-scale facilities.


Thailand’s Colocation Market Faces a Structural Shift

Thailand’s colocation market is entering a new phase as demand patterns begin to shift across the country’s data center landscape. With 39 operational colocation facilities as of September 2025, including more than 30 in Bangkok, Thailand has established a strong third-party data center base. However, the expansion of self-built facilities by Google, AWS, Microsoft, and TikTok could reshape the competitive landscape as hyperscalers increasingly bring workloads into their own infrastructure. At the same time, cloud and IT companies are expected to become the largest source of colocation demand by 2031, driven by wider digital adoption and growing requirements for scalable, high-density capacity. This shift is expected to reduce telecom’s share of colocation demand to around 5%, as network virtualization and edge technologies reduce the need for centralized data center space.
